SWFL Boating: Where Your Waterfront Home Actually Reaches the Gulf

Buyers tell me 'I want a waterfront home' and I always ask the same follow-up: what do you actually want to do with the boat? Because 'waterfront' in Southwest Florida means very different things depending on which canal system you're on.

Here's how the three counties actually stack up for real boaters.

Punta Gorda Isles & Burnt Store: sailboat water to Charlotte Harbor

Punta Gorda Isles and Burnt Store Isles were designed for boaters. Wide canals, deep water, and — critically — sailboat access (no fixed bridges) to Charlotte Harbor, one of the largest natural harbors on the Gulf coast.

From most PGI docks you're in open water in 15-20 minutes. This is my top pick for serious cruisers and sailors.

South Gulf Cove & Rotonda: watch the community lock

South Gulf Cove has beautiful canals and much more affordable waterfront, but the community lock into Charlotte Harbor changes your day. Some folks love it, some get tired of it by year two.

Rotonda has miles of canals but very limited direct Gulf access — better for kayakers and small-boat owners than for sportfish captains.

Sarasota & Manatee County waterfront: bridge heights matter

Siesta Key, Nokomis, and parts of Osprey offer stunning intracoastal access, but fixed bridge heights will limit boat choice. Bird Key and parts of Sarasota have direct bay access with minimal bridge issues.

In Manatee County, Palma Sola Bay, Cortez, and the canals off Perico Island give solid Gulf access via Longboat Pass. Anna Maria Island itself is more limited for private docks — most owners rent slips.
