Here's the honest version of what's actually there.

Downtown Wellen and the lake

Downtown Wellen wraps around an 80-acre lake with a promenade of restaurants, the Sunday farmers market, kayak rentals, and food trucks. It's five years old and already feels like a real town center. CoolToday Park — Atlanta Braves spring training — is walkable from parts of the community.

Builders on-site include Mattamy, Neal, DiVosta, Pulte, and Toll Brothers. Prices span roughly $400K–$1.2M depending on village, lot, and elevation. Ranges shift monthly; ask me for current specifics.

The rest of North Port

Older North Port — the pre-Wellen part — offers real value on 1980s–2000s single-family homes in the $300K–$500K range, especially east of Sumter. Great for buyers priced out of Venice who still want Sarasota County schools and services.
