The PGI Canal Maintenance Fee
In Punta Gorda Isles, the seawalls are actually maintained by the City of Punta Gorda. You pay for this through a special assessment on your annual property tax bill. It’s a collective fund that covers the repair and replacement of the concrete seawalls throughout the canal system.
This is a massive relief for most homeowners because a total seawall failure on a private lot can easily cost $40,000 to $60,000. In PGI, you pay a predictable annual fee—typically ranging from $600 to $1,100 depending on your lot's square footage—and the city handles the heavy lifting when the concrete starts to crack.
What You Are Still Responsible For
Don't get too comfortable, though. While the city owns the wall, you own the dock and the boat lift. If the city needs to replace the seawall behind your house, you are responsible for the cost of removing and re-installing your dock and lift to give their equipment access.
I always tell my buyers to look for 'weep holes' that are clear and functioning. If the land behind the seawall is sinking or creating 'sinkholes' in the yard, it means the filter fabric behind the wall has failed. Even if the city fixes the wall, the landscaping restoration falls on your dime.
