Golf drives more relocation decisions in Sarasota and Manatee counties than any single amenity — and it's also where buyers most often pick the wrong community and regret it 18 months later.

Here's my honest breakdown of the tiers, so you can shop with your eyes open.

Bundled vs. optional vs. equity golf memberships

Bundled communities (think Heritage Harbour, some Esplanade sections) build golf membership into every home. You pay whether you play or not. Great if you play 3+ times a week; frustrating if you don't.

Optional-membership communities (much of Lakewood Ranch) let you buy in — or not. Equity clubs (The Concession, Founders Club) require a five- or six-figure initiation on top of dues and are a different animal entirely.

Best-value Sarasota & Manatee golf communities in 2026

For most retirees I work with, Esplanade at Lakewood Ranch and Esplanade at Azario hit a sweet spot — resort-style amenities, solid golf, and homes that hold value.

University Park Country Club (just west of I-75 off University) is quietly one of the best day-to-day club experiences in the county, and resale prices are more reasonable than the newer builds.

Questions to ask before you buy in a Lakewood Ranch golf community

What are the CDD fees on top of HOA? (In Lakewood Ranch, they matter.) Is there a waitlist for full golf? What's the assessment history — have members been hit with capital calls for clubhouse or course renovations?

A good listing agent will get you the answers in writing. A great one will tell you when a community isn't the right fit even if it costs them a sale.
