Home prices run $900K–$3M+ for anything close to the beach, with true Gulf-front approaching (and passing) $5M. Best for: buyers who want the walkability of a lively village and don't mind seasonal crowds. Downside: two bridges, and traffic in season is genuinely rough.

Anna Maria Island (Manatee County): the charming one

Anna Maria Island — three towns: Anna Maria, Holmes Beach, and Bradenton Beach — is what Sanibel felt like 25 years ago. Height restrictions keep buildings low, the free island trolley runs end-to-end, and Pine Avenue is pastel cottages, ice cream, and boutiques.

Boca Grande (Charlotte County): the exclusive one

Boca Grande, on Gasparilla Island, is the Tarpon Capital of the World and one of the most private beach communities on the Gulf Coast. Golf carts outnumber cars. There's no traffic light on the island. The historic downtown is four walkable blocks of understated wealth.

Entry prices start around $1.5M and climb fast — waterfront regularly clears $5M–$15M. Best for: buyers who want privacy, fishing, and old-money quiet. Downside: it's a drive to anywhere else, and there's one causeway on and off.
