SWFL Snowbird Checklist: Your First Season in Sarasota & Charlotte County

You bought the place. Congrats. Now comes the season nobody talks about: your first one. The one where you learn that 'seasonal' means the Publix parking lot in January is a full-contact sport.

Here's the checklist I hand every new snowbird buyer in Venice, Punta Gorda, Bradenton, and beyond.

Before you fly to Florida: set up residency & mail

Set up mail forwarding through USPS, but also update your bank, brokerage, and Medicare records with the Florida address — Florida is a no-state-income-tax state, and establishing residency intent matters if that's your goal.

Line up a local handyman or property manager NOW, not in November when everyone else calls. The good ones are booked. Ask me for recommendations by neighborhood.

Hurricane prep for seasonal SWFL homes

Season runs June through November, but late-season storms happen. Know where your shutters or panels are stored, label them by window, and photograph every room for insurance before you head north.

If your home is in Rotonda West, Boca Grande, Manasota Key, or anywhere on a barrier island, have a written plan for who closes up the house if you can't get down.

Snowbird season lifestyle: what nobody warned you about

Restaurants take reservations weeks out from January through March. Book Owen's Fish Camp, Made, and your Boca Grande favorites before you fly down.

Farmers markets in Sarasota (Saturdays), Venice (Saturdays), and Punta Gorda (Saturdays) are the best way to meet neighbors and get your bearings. Go the first weekend.
